Don't move house without first adding value to your property!

It’s no secret that selling a property in this current climate can throw up a challenge or two – the Great Recession was how long ago?! The Atlantic reports that we were still feeling the effects in 2017, and this unfortunately has not much elevated 3 years later.

Now, we’re not trying to put you off selling your home if that’s what you feel is best, but we are advising that you add value to it first. How? Well, we’re glad you asked – here are some really simple (yet effective) ways to do so:

Renovate the kitchen

Never underestimate the power of a good kitchen!

The kitchen area is so much more than the space you use to cook – it’s where you sit down as a family and reflect on the day gone, where you host dinner parties, and where the most memories are made. Potential buyers will have this in mind when viewing your property and deciding whether it’s the perfect match for them, so why not invest in renovating?

Improvement Loan predicts that a new kitchen could add between 5 and 15 percent to the value of your home. Let’s look at it this way: If your property is already worth £250,000, a simple remodel of the kitchen space could earn you up to £37,500 more!

Add a second bathroom

You can never have too many bathrooms…

Okay, perhaps 10 bathrooms in one property are a little excessive, but any number bigger than one will win you much more attention when it’s time to sell.

In light of this, it’s a no-brainer that adding an extra bathroom, or even just a toilet or washroom, will add a significant amount of value to your property. Are you already thinking of that empty room or cupboard that could be transformed into another ‘private area’? That’s the first step taken - now it’s time to make it happen before you put your property on the market.

Consider a roof repair or roof replacement

Not many people realise how important the roof is when it comes to selling, or even buying, a property. The roof is (arguably) a home’s most important feature – it protects your family and your most important possessions. Have you ever wondered why the phrase ‘put a roof over your head’ is so powerful? A home without a roof is quite literally nothing.

New buyers will be looking for a recent roof that has longevity, is energy efficient, and provides impeccable curb appeal. If you can’t remember the last time you had your roof professionally inspected, or if you can’t remember the last time it even crossed your mind, call in the experts. Trust us, it’s a good place to start.

If you’re looking for roofers in South Shields, Newcastle, or elsewhere across the North East, Findley Roofing & Building offer free quotes and free inspections, and they’ll talk you through the best routes necessary to take in order to increase property value before you sell.
